Dental office proposal will go to council for OK

A proposal to build a dental clinic has been recommended for approval by the New Prague Planning and Zoning Commission.

At its November 18 meeting the commission recommended approval of a preliminary plat for the proposal, on land east of Coborn's Superstore, at the intersection of Highway 13/19 and Alton Avenue.

Jason Witt of Witt Development, LLC, of New Prague, presented the proposal for the plat. He said Main Street Dental wants to construct a commercial building to house its practice, which currently shares a building with the New Prague Medical Clinic.

The plat covers approximately 2.6 acres and includes one lot and one outlot. Access to the property would come from an extension of First Street SE that would connect to Alton Avenue SE.

New Prague Planning Director Ken Ondich explained that under a previous agreement between the city, Le Sueur County and the Minnesota Department of Transportation, the development of the site could require the closing of the median on Alton Avenue SE. Witt had requested an amendment to keep the median open. Currently the median opening is the only access to the area. Ondich said the city and county would have to close the median if it is deemed necessary for safety.

During a public hearing on the proposed plat, Ondich presented a letter from Tom Topka asking how the plat would affect his adjacent property. Topka's concerns included storm water runoff and the retention pond.

Ondich explained the pond will be altered so it is entirely on the south side of First Street SE.

Lynn Bruns of I & S Group, an engineering firm that works with Witt Development, noted they are considering building a second pond south of the area on land owned by Witt. The second pond would help with capacity for storm water runoff.

The plat will be presented to the New Prague City Council at its Monday, Dec. 7, meeting.
